The International Residential Code (IRC) requires all basements with living space and every sleeping room shall have at least one openable emergency escape and rescue opening.
Before you finish your basement, it is a good idea to have our Project Manager visit and review your foundation to plan for this required emergency escape. They will determine where the best location(s) would be to install an egress window(s).
There are certain requirements that are common to most state codes
- Shall have a sill height of not more than 44 inches above the floor
- All emergency escape and rescue openings shall have a minimum net clear opening of 5 square feet.
- Minimum clear opening width of 20 inches
- Minimum clear opening height is 24 inches
